I'm located in Georgia and I'll be purchasing a flex space warehouse with land. I'm looking at a few different areas. I want to offer short term & long term parking spots for truckers who need a place to park their rig.
I'm trying to find out what is most important to you so I can provide a great spot for those of you who drive through Georgia. Answering the questions below and adding anything I haven't thought of would be so helpful!
Thanks in advance & feel free to add in anything important that I didn't think of.
All About You
What city/state are you located in?
What type of truck do you need parking for? (Size)
Where do you park your truck when you're home?
How many days in a row do you typically need parking for?
Do you have multiple vehicles?
How do you find places to park?
Current Parkers
Do you currently pay for private parking?
Why did you go this route?
What made you pick this location?
What is the monthly rent for a spot?
How do you make the payment?
Is it m2m or is there a yearly lease?
Do you have multiple locations?
Amenities
What do you look for when looking for a place to park?
What amenities would the optimal park place have for you?
What are deal breakers when deciding on where to park?
Repairs
When you need repairs, how do you handle that?

Hopefully close to Rome, GA. Never enough truck parking those ways. The overhead cost for a 24hr shop is probably to much but its extremely more convenient for Truckers so they can keep on moving. Truck parking at the Loves @ Calhoun or Emerson "Never ever" has an available spot and i passed by both almost every hour on the hour from 6 am to 9 pm. Even at noon, no truck spots available. It makes me wonder if most are running their 34 reset or GA is a hub for turn around backhauls?

You'll need a 24 hour person to pick up trash and pee jugs.

I'll be curious what you learn about insurance. I've thought of doing this for about 5 trucks only on some land near me but I wonder if codes and insurance would ruin it.

What's important to me is a clean, quiet, paved lot, with lined parking spots, no unusual or tight backing, an on-site restroom, security, and well lit at night.

Bonus points -- if your parking facility also offers CLEAN restrooms -- & access to hot, fresh-cooked food (along with great coffee
).
Even more bonus points -- access to the above for 24/7.

Buford Pusser for security , key fob for entry and exit no keys or gate code next thing you know everyone will know the gate code or make a extra key for there Buddy's.
Easy access from the freeway with enough room to get off the road to open gate so there not stopping traffic on the road.
I used to park at Penske with a huge cyclone fence around it , crooks just cut hole in the back fence and ripped off 10 outside drive tires , just let the air out of them no jack needed just pry barred them off the rim , if they want in there going to get in no matter how many cameras you have.Last edited: May 4, 2024
